It is our pleasure to welcome you as new tenants. We sincerely hope that you find your new home comfortable and enjoyable. 


Once you have applied and your application has been approved you will need to bring in an earnest deposit of $500 in certified funds. This will take the home off the market and hold the home for you until your lease is drawn up and sent to you to for signature. You will receive your lease via email for review and electronic signature. A week prior to your move in date you will be sent an email with information for your move in and what is needed from you. 



Set Up Your Utilities

Call APS (602-371-7171) or SPR (602-236-8888) to set up your electric effective the start date of your lease. For water you will need to contact the city the home is in, for gas you will need to contact SW Gas (602-861-1999) and for cable and internet you may want to contact Cox, CenturyLink or a satellite provider. Failure to put the utilities in your name(s) will result in late fees, penalties and disconnection of your utilities. 


Property Condition Report

Complete your property condition report and return it within 7 days. Time stamped photos and video are suggested for your records. A copy of this form is given to you at move in.  


Rent

Rent is due on the 1st and considered late if not received by the fifth of the month. To avoid late fees please mail your rent check(s) ($10 fee) to the address on your lease or pay online by signing into your tenant portal. 


Renters Insurance (Optional)

We highly recommend renter’s insurance. For less than a few dollars a day you can protect all personal property against theft, fire and other loss. Google “renters insurance Phoenix” for more information.


Pets & Painting & Smoking & Parties

Your lease and addendum prohibits pets (cats, dogs, ferrets,) and painting without prior written permission. Smoking is also prohibited in ALL our properties. Please smoke outside and dispose of your butts in the appropriate trash.


Maintenance

If the problem is an emergency call 911. If you have a maintenance issue you should first place a work order online with a description of the issue.  Always leave a detailed description along with your name, rental address/unit and phone number. If you do not hear back from someone within 12 hours or if it is very urgent such as no AC or heat please email your us and send a follow up text.
