The mission of Property Minders, LLC is to ensure that our residents live in a clean, attractive, comfortable and safe rental living environment that is of outstanding value. We strive to do this by attracting, training and retaining highly motivated and knowledgeable employees and owners who are committed to serving our residents. We manage our clients’ properties as if they were our own. We maximize the operating results of each asset by developing and implementing management plans that achieve the objectives of our clients.
Advertisement, marketing, and touring of available property
Market survey and lease analysis to establish rental rates
Monthly and yearly financial statements and owner’s disbursements
Supervision and management of licensed service vendors
Tenant procurement for self-managed properties
Place of lock box for realtors, vendors and maintenance personal to have access
Institute and manage eviction proceedings or other remedies against tenants who break the terms of their lease
Collect rents, city taxes and/or other monthly obligations
Schedule and oversee all vendors or coordinate repairs with Home Warranty companies
Personnel are available 24 hours a day to address any emergencies that may arise
Online access for owners to access financial statements, see if rents have been paid and see invoices.
Online access for tenants to place work orders and make rent payments.
Tenant screening by obtaining credit history, criminal and eviction background reports and checking reverences

A Management fee of 10% per month per unit and a flat $500 leasing fee*.

* leasing fee includes all advertising costs, and tenant placement.
